Evolution of Residential Concept in India

We all know that as a species, human life began in forests. The invention of tools during the evolutionary phase triggered him to put a full stop to his nomadic life, and to initiate a settled and sedentary life. The fear of unknown and the vagaries of the wild nature compelled him to follow a community life. This later gave birth to the concept of family. In ancient days, life was not stretched along all the continents, as it is today. The lack of knowledge about geography and science forced man to settle in some particular areas, and India was one of those preferred locations.

Celebrated as the bedrock of two great civilizations, Indus Valley and Harappan civilization, India has always been an abode to a great number of people. Almost all races from across the globe have tried their luck in this country. Due to the vast resources India had showcased itself to the world, people from almost all fields- warriors, administrators, artists, writers, traders- made it their home. This gave a considerable increase in the population of our country. People preferred clustered settlements, leaving enough space for agriculture and other activities.

Later on, with the development in science and technology, and other areas, people started moving out of extended family system, by late 20th century. Though many still follow joint family system, most of the people are into the nuclear way of life. This change in residential settlement style has got great impact on every walk of human life. Life was more concentrated at village during the bygone era; but, the present generation comes out of the shell to be a part of the larger crowd in big towns and cities. Better career opportunities in cities, stay as a pull factor, whereas poverty and underdevelopment in villages play as the push factor, which forces people to shift towards urban space.

As people flew towards bigger towns for employment, they needed basic amenities for residing also. This gave rise to many real estate firms, which helped them in finding appropriate place for themselves to live in. Major categories of residential real estate found in India are Co-operative Housing Societies, condominiums, chawls, villas and havelis. Considering the role played by a real estate firm in one’s life, it can be termed as the epoch of real estate companies.

We can see that many of the present day housing complexes are made near office areas. This gives people an ease of travelling and can save a considerable amount of money. This kind of housing has greater implications on keeping environment safe and clean. It is expected to have reduced the use of vehicles, and thereby reducing pollution. Though the number of houses is increasing day by day, they are constructed in such a way that they do not harm the surroundings. Due to the higher amount of pollution and serious diseases related to that, people have become more conscious to maintain a healthy way of life. This way of thinking is reflected in their habitat also. Everybody prefers an eco-friendly home, wherein a lot of natural things like greenery, water etc. are entertained.

We can expect this trend in days to come as well, as the global population is expected to be stabilized by the second half of this century. After that, there may not be much pressure on land for accommodating more human life. As per the need and taste of the time, the already-made constructions could be renovated or redesigned. Let us wait and watch how the whole scenario is going to take its shape.

Different Housing Patterns in India

Human settlements respond to history and geography, which shape society, culture and civilization, occupation etc. This can be directly related to Indian scenario- a trip from Kashmir to Kanyakumari and Gujarat to Nagaland highlights the difference in patterns, designs and raw materials used for construction of houses. Designs change over time, as seen from the palaces of maharajas of Rajasthan that had been built centuries back and the modern apartments in the same place. Geography displays that housing styles differ from one state to the other, as a reflection of changing climatic conditions.
Let us analyse it from the angle of geography. Make a short trip to the states receiving heavy rainfall. Western coastal states including Kerala, Karnataka, Goa and Maharashtra, and all the eight North-eastern states mostly prefer gabled roof and ceiling works. In western coastal states, they normally use mud tiles for the roof, with well-ventilated rooms.

Towards north of the country, concreted apartments are mostly seen; due to high population, geographical land area does not allow to construct independent houses. When it comes to hill stations, be it in South India or in North, mostly Victorian style is followed by sprinkling light shades to the houses. Otherwise, in other hilly areas, people adopt a dispersed pattern, as the physiography does not permit them to settle in clusters.

In desert area, say Rajasthan, walls are made thick in order to keep the rooms cool. Here, houses do have flat roof, as they receive very less amount of rainfall; moreover, people sprinkle water over the roof to keep it cool. In the chilled state of Jammu and Kashmir, mostly timber based buildings are preferred, taking into consideration the earthquake factor. In coastal areas, those who are engaged in fishing make thatched huts.

As we all know India as a “salad bowl of cultures”, this is reflected in the housing styles as well. But, with the headway of life, more and more people are perching into city life, and living in flats. Thus, the city culture has spurred the adoption of concrete buildings throughout the country in recent years.

Why Real Estate Investment is the Best Option for Start ups?

Real estate investment has been picking up for last few years. The prices have steadily gone up and are showing no hints of coming down. It is not only the regular citizens who are keen on investing in real estate in India, even the start-ups have begun to show interest in it. The continuous rise in price may cast you into the zone of doubt and quandary whether the bubble has grown to its limit and is about to be popped. Well, the real-estate gurus have something entirely different to say which might put your mind to peace. The real estate prices will continue to go up and it will remain as one of the most plausible investment options in the coming time. This fact is known very well to the smart owners of the start-up and hence they are turning a good part of their money to real-estate investment.

The Prices Will Keep Going Up

One of the biggest reasons why the start ups are finding real estate investment as an opportunity is because the trends are showing that the prices will keep going up. Hence the real estate investment will prove to be beneficial in the coming years. The prices have been rising constantly especially in the residential real estate market. There is still enough discord between demand and supply and hence the prices will continue to show the upward trend. Easy Procurement of Funds

The way the major financial institutions of India are showing a keen interest in aiding the people buy their dream real-estate properties is a clear indication that it is a safe and profitable investment option. The loans and funds for the real-estate investment are available rather easily. This is one of the biggest reasons why the start-ups are getting more inclined towards this investment option. For a start-up, managing the finances and procuring the funds for daily operations as well as new investments is a huge challenge. However, most of the banks in India are more than willing to provide the loans to those who are interested in making an investment in real-estate. Instead of digging into their existing finances, which they could use at other places, the start up owners can go for the loans through the banks. Since the repayment is made in parts in the form of EMIs, managing the finances becomes a lot easier for them. Mona Townships has a tie-up with all the major banks. Their employees go out of the way to help the interested parties in getting the loans approved.

Real Estate Prices are Less Fickle than Stock Market

As a start up owner, if you are looking at the investment options, you will want to stick to an option whose price does not fluctuate rapidly with the changing market trends. Stock market prices are extremely volatile and even the slightest of the economical disturbance can upset the prices heavily. Even the stocks of the most reliable companies has witnessed steep fall in the recent past. If you would look at the statistics, you will notice that BSE Realty index and Sensex have seen a significant decline in last few years. On the other hand, the other asset classes such as real estate have continued to provide decent returns on investment. The experts say that real estate investment is safer than stock market owing to its mercurial temperament. When the stock market began to show signs of decline, the smart investors immediately began to shift their money towards more stable options such as real estate. And it has paid them off quite well. With real estate investment the money of the start up owners remains safe and guarantees good returns. Mona Townships has shown consistent increase in the prices since its inception making it as one of the best investment options for the start up owners.

The Demand & Supply Gap Will Keep the Prices Up

The real estate experts and analysts firmly believe that the large gap between the demand and supply in the commercial and residential real estate is bound to keep the prices from increasing for a very long time. NHB data has revealed that there is a shortage of more than 20 lac homes all over India at this time. Especially in and around the big cities, there is a huge shortage of residential properties owing to spike in population due to constant migration. The big cities have continued to provide better growth opportunities attracting people from the smaller cities. Mona Townships offer the luxurious flats with the modern amenities. Investing with them will be a wise move for the start up owners.

Exercise Caution before Investing

The experts believe that the real estate prices will not come down in the near future. The real estate prices have outdone bonds, currencies and equities by a sweeping margin and will continue to do so.  As long as the economy of India is treading on the growth curve, the property prices will remain on the constant rise. However, although the real-estate investment will remain as good option and the prices will not fluctuate, the start up owners should still be a little prudent before making the investment. After all it is their hard earned money. There are certain areas and properties which have not proven to be profitable. Carefully assessing the history of a particular property before making the investment is imperative for the start ups to ensure a profitable transaction. The start ups can confidently invest in properties like Mona Townships as they have proven themselves time and again with regular rise in prices.
