Infrastructure augmenting development along with real estate

Infrastructure and real estate are the two sectors having inseparable relation, as the change in one can have repercussions on the other. As new towns and cities are emerging, the need of investing more in infrastructure and real estate is increasing. Physical connectivity like road, rail, air and water are mostly done by government, though many are made under public-private-partnerships, these days.

Thus, in this way, for a residential or a commercial complex, it is very important to have good connectivity. Usually, people keep good connectivity as a precondition to choose a place to live or make a house. In the past, so many places were left deserted in the absence of good network. As a result, those places remained undeveloped, later multiplying many congested settlements. This has given rise to many complications such as diseases, which originated from the unclean surroundings. We can see many places in India with unhealthy surroundings, almost similar to slums, which are devoid of proper drainage system, solid waste management system etc.

Location Map of Project

But, in the present era, real estatecompanies are taking initiatives in taking up projects in such remote areas, thereby helping the place in getting good connectivity, thereby redrawing the physical map of the locale. In this sense, they are becoming a helping hand to the government also. There are many instances in India, where real estate companies have started their housing projects and commercial projects in the hinterlands. But, later, we see them coming up as some of the most posh areas. After all, all the towns and cities are carved out from forests!

By this process, a builder plays a key role in increasing the market value of an area. We can see many such areas such as outskirts of cities, which are getting attention these days. While booking an apartment or house in the beginning time, the price is comparatively low, which becomes an attractive factor for the buyers to own that. This will be slowly supplemented by good road construction and other related necessities such as schools, hospitals etc. Along with that, small markets start popping up, that finally turn into shopping malls. For tapping this human resource, many multinational companies are landing there to offer jobs. This scenario slowly changes to construct office complexes that are made adjacent to housing space. Jade Business Park is such a final product by Mona Townships, which satisfies the need of residing near office.

Moreover, a residential complex gives much attention to other adjacent sectors also. This complex does not confine in just making a concrete forest, but they take care of dealing with the complete process such as water and electricity availability, drainage and waste management system, beautifying the area etc. and ensure the safety and security of the locality. More and more parks and gardens are being designed and made for providing good air circulation. This helps the surrounding and interior from dust and other untidy particles. Furthermore, these kind of residential complexes with lush green surroundings help the residents to spend their leisure time here. This methodical way of life can be a great boon to our surrounding. Littering is considered as one of the greatest banes in our country, which could be stopped by this kind of atmosphere and this orderly behavior can have a positive impact on every life. This organized and clean environment will have a profound influence in a person’s life and would be reflected in the   interpersonal relations

When looked through a larger lens, we come to know of the positive energy it is going to radiate. In this way, we understand the unwritten relation nurtured by infrastructure and real estate industries. In the contemporary world, it is not just the government who is taking initiative in developing an area. Everybody has to play his or her own role. That is why, corporate houses are involved in fulfilling their Corporate Social Responsibilities, and taking CSR into consideration, these corporate offices are getting some kind of tax relaxation also. We all dream of a world with sustainable development that is, doing our part in helping for the development of the entire world, without compromising the survival of the coming generation. In a larger view, this is serving for the further betterment of society.

Silver Lining in the Real Estate Sector

Business environment in India has transformed a lot, when we look from different angles. Since independence, we have been witnessing slow, but steady change in commercial activities. License Raj during 1960’s and 70’s acted as a closed door for many business enterprises to flourish. The later day government policies, which relaxed many of the strict provisions, opened an avenue for more trade and dealings. This has shifted traditional family-oriented and family owned businesses to professionally managed ones.

This scenario has added many more features into the business world. As corporate operation has entered into commercial space, growing needs for managing multiple projects across cities came forward, thereby giving rise to the requirement of proper offices, unlike old times. Almost everybody is well-educated today, with handsome degrees in hand, and hence they need a working environment that, they feel, could make them comfortable to carry out their professional activities, for getting better output. At this juncture, the entry of real estate companies speak volumes about their importance.

Today, real estate is one of the most globally recognized sectors. In India, it is the second largest employer after agriculture, and is expected to grow at a pace of 30 percent by next decade. As the growth of corporate environment is widening, the need for office space, urban and semi-urban accommodations are escalating, and hence, real estate has spread its wings in all directions. It has four sub sectors like housing, retail, hospitality and commercial. It is estimated that housing sector alone contributes 5-6 percent to the country’s GDP.

For all these, government initiatives also played its part to give it a momentum. Under Sardar Patel Housing Mission, the government envisages to assure housing for all by 2022. Other initiatives include relaxation of Foreign Direct Investment (FDI) norms to the sector, which gave an impetus for foreign investors to park their money in business enterprises in India. The Securities and Exchange board of India (SEBI) has notified final regulations that will govern real estate investment trusts and infrastructure investment trusts. Moreover, many state governments have taken necessary steps and measures to bring transparency and increase ease of doing business in real estate sector.

Taking all these into consideration, many real estate companies like MonaTownships, to be pointed to the top, are utilizing the facilities in the right way. As the business friendly measures announced by the present government are inviting more and more NRIs and other foreign investors in doing business here in India, it needs proper infrastructure for setting up offices for the same. In this circle, Chandigarh and its adjacent cities like Mohali and Zirakpur have started witnessing the benefits. The commercial project of Mona Townships, Jade Business Park, and its residential project, Mona Greens are doing their part to fulfil the needs of its clients and customers. When most of the offices are clustered in cities, the working crowd too prefers to shift within the orbit of official enclave. This gave rise to the need of more and more residential projects.

Thus, the present scenario prevailing in the country is favorable for real estate business. This gives rise to the opportunity of reaping maximum benefits.

Booming Apartment Culture in Indian Suburbs

As per the 2011 estimates, 17.5% Indians are housing out of 7 billion and accounts for only 2.4% total land area. This speaks highly of the relevance of accommodating people in the obtainable space, without harming the environment.

Young India is shifting its orbit into towns and cities in search of a better standard of living. As this has become rampant, the space available for their settlement has been shrinking, which is posing a question mark to the humanity itself. All the multinational companies spreading its wings across the world are stationed in urban areas, the youth are migrating faster than ever to reap the fortune from citified treasure islands. Thus, the massive influx of people towards cities forces us to think about an arrangement that houses all. This gave rise to the concept of apartment or flat, which is a self-contained housing unit that occupies only part of a building.

Moreover, India is drifting away from the concept of extended or joint family and embracing the life of nuclear family. More demand for space with privacy impacted joint family structure resulting in, not spending much time at home. Due to this, beautiful bungalow and mansion are replaced by apartments and flats with all the necessity. Hence making it sensible for a buyer to own a flat, rather than a castle.

Keeping all these in mind, many real estate companies are helping out people in possessing their own space. In this regard, Mona Townships has emerged as one of the leading companies in this sector, based in Punjab. Considering all the present day needs, Mona Townships came up with astonishing residential and commercial projects, such as Mona Greens, MonaCity and Jade Business Park respectively. All the contemporary requirements are incorporated into the complexes with superior and luxury class housing zones.
