A Career in Real Estate Industry

So, you are thinking of pursuing a career in real estate? You might have heard a lot about a flexible schedule, be your own boss and commitment. Seems perfect, does not it ? Well, there are a lot of real estate industry concepts that must be understood before jumping into a career in it. You may hate your current job or be interested in opening a new chapter in your life. But, are you sure it's the real estate industry and not just the promises of wealth and flexibility that attracted you? Now , I can say that a flexible schedule means you will be available 24/7, and being your own boss can mean a constant pressure to hit the sales targets as well.


 
You have to think of being a real estate agent, which means being in constant touch with all sort of human resource - from labor to demands of multinational real estate company owners and the most technologically advanced white collar professionals - to understand and to even address their requirements for the smooth running of your business . If you are an independent entrepreneur, you have to pay attention to your own tax administration. You may need to hire an accountant or do research. Since this is your hard earned money, you want the government to encourage ownership of the small business with discounts. So, take advantage of this as soon as possible.




For the sale of goods, it should be listed with a broker. You can go with a brand that usually has some great tools for new agents, or with a small corridor with charm. My best advice is if you are serious about getting into real estate, it would be good to give a couple of media interviews with different brokers and their circulation in the market. Let everyone know you before you actually meet them. The thing to understand is that brokers too start loving you in the process. 

For a business to be successful, advertisement through a word of mouth is more effective. If you pick up the phone and start calling strangers, is may not work well. This may dampen your future brand image. If you can grit your teeth and bear with time, there are more chances for you to do well. You actually need to get connected with homeowners through right channels like newspaper ads, search engine optimization, social media channels and more. And, a word of mouth will always be your model behind all channels. Cheaper and more effective than advertising! The more connections you have, the greater is your business.  At all costs, you must grow your business, become knowledgeable, and maintain a reputation for yourself to get stuck in one hundred thousand of real estate businesses already established in various forms. 



Though every industry is always saturated enough for a newbie to come in and settle easily, the real estate has a bigger challenge as it requires more patience, courage and determination to make your place. However, after passing through the initial phase, this tree has the potential to bear some of the sweetest fruits.

Government Policies to create jobs in property sector



The initiatives like Atal Mission for Rejuvenation and Urban Transformation (AMRUT), the smart cities mission and housing for All, aimed at improving the construction sector with a vision of providing housing solutions for everybody has brought in realistic possibilities of creating more than 30 lakh jobs the experts feel, the decision to build 100 smart cities is an extremely important one that will create immense possibilities for core sectors related to the sector like infrastructure, manufacturing, logistics etc.

Increased investment in sectors like transport, sanitation, power supply and housing project could see creation of more than 30 lakh jobs in the future which augurs well for the economy.

Prime Minister Narendra Modi while launching the three schemes remarked that urbanization should be looked as an opportunity and developed urban centers as growth engines, he added that in the next five years, 500 cities will be developed under AMRUT scheme, 100 smart cities and in the next seven years over two crore houses will be developed under Housing for All scheme.



However, as it happens with every scheme there are challenges and roadblocks with these schemes too which needs to be addressed before implanting the schemes because if they are implemented in a unplanned manner it will result in massive energy and water consumption and growing carbon emissions. Other major challenges would be an increase in proper and planned transport demands, further depletion of already scarce water resources and disaster management, also the infrastructure, sanitation, healthcare facilities, sewerage and crime detection and prevention must be planned beforehand across cities.

However, this initiative of building urban infrastructure could lead to a massive economic growth; proper execution of these schemes would mean large scale consumption of iron, steel, cement, plastics, electrical equipment and services. It will also mean that new innovations and ideas in creating projects with world class technologies will come to the fore that will make India a global player in developing world class future cities. Also the cities under all three schemes will be able to provide their inhabitants, the highest standard of living in a safe, clean and healthy environment.

Managing Director and CEO of Siemens said that “Smart cities are a result of intelligently addressing and integrating four core pillars for sustainable urban transformation: integrated and multi modal mobility, reliable power, secure and smart buildings and clean environment, technology holds the answer to many urban challenges as it can help make better use of existing infrastructure”.



Industry experts are naturally elated and optimistic about the vision, and they sincerely hope that these kinds of initiatives which up until now was happening successfully across some centers would now be ramped up on a national level through proper planning and dedicated teams working out innovative solutions like providing interest subvention up to 6.5% to the EWS (economically weaker sections)  for affordable housing, also the industry believes that with the creation of these jobs, they will be able to hire trained talent across various verticals which will ensure that they will be able to develop  projects having international standard quality using innovation and new spin-off technologies.
